How much home staging costs in the GTA comes down to a few things: the size of the home, whether it's occupied or vacant, and how much inventory it needs. To put real numbers on it: at ALT Interiors, an onsite staging consultation is a flat $350 + tax (credited back toward your staging if you move forward), and vacant staging packages start from approximately $4,000 + HST, with the final scope set once we've seen the home. Below is the full breakdown — what each service costs, what drives the number, and exactly what you get for it.
What staging costs, by service type
Staging isn't one price — it's a set of services, and the right one depends on whether you're still living in the home.
The consultation — a flat $350 + tax (credited toward staging)
Every ALT staging project starts with an onsite consultation. One of our designers walks the home, captures photos and video, and assesses the space. Within 24 hours, you receive a comprehensive Staging Report — recommendations on paint colours (where they'd help), lighting updates, and an itemized list of the exact inventory we'd bring in — along with a Staging Agreement laying out pricing and terms.
It's a flat $350 plus tax — the same whether your home is a condo or a large detached — so you know the number up front. And if you move forward with staging, that $350 is credited back toward your staging cost, so the consultation effectively costs you nothing.
That's a real difference worth understanding when you compare quotes: many stagers give a quick verbal walkthrough, where an ALT consultation leaves you with a documented plan and a firm scope in writing — whether or not you stage with us.
Occupied staging — quoted per property
Occupied staging works with the furniture you already own, then supplements it with our art, rugs, lighting, and accessories to sharpen the look. It's almost always the right call if you're still living in the home while it's on the market.
For an occupied stage, the onsite consultation is where the designer assesses your existing furniture and its condition and decides what can be moved, enhanced, or removed. Because it depends so much on what's already in the home, occupied staging is quoted per property — your exact scope and investment are confirmed after the consultation. It's typically the most cost-effective way to stage, since you're building on what you already own.
Vacant staging — from approximately $4,000 + HST
A vacant home has to be furnished from scratch, so it costs more than occupied. An empty space photographs poorly and makes rooms feel smaller — buyers struggle to gauge scale. A vacant package covers the main living areas, dining space, bedrooms, and the finishing pieces that make a home feel lived-in and inviting.
ALT's vacant staging packages start from approximately $4,000 + HST. You don't always need an onsite visit to get a quote — if you can share photos, video, a floorplan, or an old listing, we can usually put together a quotation from that. The final scope and investment are confirmed after an onsite consultation or a photo/video review.
Larger and luxury homes — quoted per property
Larger and higher-end homes call for more square footage staged, more inventory, and a design that matches the calibre of the property and its buyer. Because scope varies so much at this level, these are quoted per property after a consultation or a photo/video review — so you get a number built around your specific home rather than a broad range.
What actually drives your staging cost
Two similar-looking homes can get very different quotes. Five factors explain most of the gap:
- Square footage. A 600 sq ft condo and a 2,500 sq ft detached home need very different amounts of furniture to feel properly staged.
- Occupied vs. vacant. Occupied supplements what's already there; vacant furnishes everything. The gap is significant.
- Number of rooms staged. The living room, primary bedroom, and main areas have the biggest impact — staging additional bedrooms and spaces adds cost, and can add value where it counts to the buyer.
- Inventory required. More pieces, and higher-end pieces, cost more. Because ALT owns its inventory rather than renting it in, quality and availability stay in-house.
- Scope and term. How much we bring in and how long it stays are set out in your Staging Agreement.
What you actually get for the price
An ALT staging engagement is a documented process, not a furniture drop-off:
- Onsite consultation with a designer, including photos and video of your home.
- A Staging Report within 24 hours — paint colour guidance where it helps, lighting updates, and an itemized inventory list.
- A Staging Agreement setting out pricing, scope, and terms up front, so there are no surprises.
- Design guidance beyond the furniture — we advise on paint colours and light fixtures, and can even source those fixtures so you can buy them directly.
- Professional install by ALT's own team, drawing on an owned inventory of curated furniture and decor.
- Everything included — and the rental term — is spelled out in your agreement before anything is delivered.
Is staging worth the cost?
This is the number that matters more than the sticker price. In the current GTA market — with inventory elevated and buyers more selective — unstaged properties that sit often take price cuts of $20,000 to $50,000 or more. Set against a staging spend of a few thousand dollars, the math tends to favour staging.
Industry data backs this up: the Real Estate Staging Association reports staged homes sell meaningfully faster than unstaged comparables, and staging consistently returns multiples of what it costs. We broke the return down in detail — with ALT's own "Staged to Sold" results — in our first post.
Staging doesn't change the fundamentals of a property. It changes how buyers perceive it — and since most buyers start their search online, your listing photos are the first showing. If those images don't stop the scroll, many buyers never book an in-person visit at all.
Frequently asked questions
How much does home staging cost in Toronto in 2026?
It depends on the home, but as a guide: an ALT consultation is a flat $350 + tax (credited toward staging if you proceed), and vacant staging packages start from around $4,000 + HST. Occupied staging and larger or luxury homes are quoted per property after a consultation.
Is the consultation fee credited toward staging?
Yes. ALT's flat $350 + tax onsite consultation is credited toward your final staging cost if you move forward with staging.
Can I get a staging quote without an onsite visit?
For vacant homes, often yes — if you share photos, video, a floorplan, or an old listing, we can usually prepare a quotation from that, then confirm the final scope after a consultation or photo/video review.
Occupied or vacant — which is cheaper?
Occupied is less expensive because it builds on furniture you already own. Vacant costs more because every room is furnished from scratch.
What do I actually receive after the consultation?
Within 24 hours you get a Staging Report — paint colour and lighting recommendations plus an itemized inventory list — and a Staging Agreement detailing pricing and terms.
Does staging really pay for itself?
In most correctly priced, well-staged GTA listings, yes. The cost of staging is typically far less than the price reductions unstaged homes take when they sit on the market.
